pay rent in the amount of $3,619.00, which is now past due.

DEMAND IS HEREBY MADE that you pay the full amount due, or surrender
possession of the premises, on or before April 17, 2026.

If you fail to pay or vacate by that date, an eviction action will be
filed in the appropriate Justice Court. You will be liable for additional
rent, court costs, and attorney's fees as permitted by Texas law.
